Euroméditerranée is the name of the most ambitious urban renewal project in Southern Europe. Launched in 1995 across 480 hectares covering the 2nd and 3rd districts of Marseille, it has transformed former industrial port wastelands into a modern business, residential, and cultural district over three decades.
In 2026, with Phase 2 of the project still under development, Euroméditerranée continues to attract the most emblematic new real estate programs in the Phocaean city, offering buyers and investors a documented opportunity for appreciation in one of France's most dynamic metropolises.

The Euroméditerranée project represents a total of over €7 billion in public and private investments since its launch. Phase 1, focused on the La Joliette area, the Docks of Marseille, and Rue de la République, is now largely completed.
It has transformed former port facilities into a business district with office towers, hotels, shops, housing, and high-quality public spaces. Phase 2, centered on the Arenc sector and the northern districts up to Saint-Charles, is currently being deployed with new residential programs.

The rise in prices in the Euroméditerranée sectors is one of the most documented in the Marseille market. Apartments in the 2nd district are trading at around €3,000 to €3,600 per square meter in 2026, with a confirmed increase of +1.9% over the year.
This level, still accessible compared to the standards of major French metropolises, partially incorporates the revaluation linked to ongoing investments but does not yet fully anticipate the effects of future developments.
Analysts monitoring this market identify Euroméditerranée as the Marseille sector offering the most favorable combination of reasonable entry prices and medium-term appreciation potential.
The transformation of Euroméditerranée has profoundly changed the profile of the population settling there. The new programs in the area attract young executives on the move, dual-income Parisian couples who choose Marseille for its quality of life and still competitive real estate prices.
This demographic shift generates strong rental demand for 2- and 3-room apartments, driven by tenants with stable incomes who appreciate the district for its centrality and visible transformation.
The Arenc sector, at the heart of Phase 2 of Euroméditerranée, currently concentrates the most active deliveries and marketing of new programs in Marseille. Residences like SINOPIA, offered by Constructa in the heart of Euromed 2, illustrate the upscale nature of the programs available in this sector.
These programs include 49 homes ranging from 35-square-meter studios to 5-room duplexes with private terraces, compliant with RE2020 standards (2025 threshold), in an eco-district surrounded by green spaces and in immediate proximity to public transport.
The La Joliette sector, fully developed since Phase 1, now offers fewer new programs for sale but has a supply of resale properties in new or recent residences delivered between 2015 and 2023.
Prices there are slightly higher than in Arenc, reflecting the maturity of the district and the quality of the existing infrastructure. Rental demand is very strong, driven by executives from companies located in the business district.
The new programs in Euroméditerranée offer a range of housing types, from studios to 5-room apartments, with a focus on 2- and 3-room apartments, which represent the majority of rental demand in this sector. Homes with private terraces or balconies are particularly in demand.
The presence of private parking is a strong criterion in this dense urban sector where street parking remains difficult. The RE2020 energy performance standards, systematic in recent programs, are a major rental asset.

Some programs in the Euroméditerranée sector are located in areas eligible for a reduced VAT rate of 5.5%, particularly in neighborhoods covered by the National Urban Renewal Program (NPNRU).
This reduction represents a savings of 14.5 percentage points on VAT for the purchase price and can amount to several tens of thousands of euros depending on the price of the property.
The eligibility conditions include income ceilings, a commitment to occupy the property as a primary residence, and price per square meter ceilings set by zone.
The Long-Term Intermediate Rental (LLI), which came into effect in January 2025, represents a new tax opportunity for investors purchasing a new home in Euroméditerranée with the intention of renting it out.
This scheme, which is gradually replacing the Pinel scheme, allows investors to benefit from a reduced VAT rate of 10% on their purchase in exchange for a commitment to rent at intermediate rents for a minimum period.
New apartments in Euroméditerranée generate gross yields estimated between 4.5% and 6%, depending on the size and exact location. Smaller units (studios and 2-room apartments) offer the best returns due to higher rents per square meter.
The strongest argument for buying in Euroméditerranée is the medium-term appreciation potential.
